Guide To Main Construction Phases

Your Plans

The best time to draw up your plans is after you have had your initial meeting with Bruce.  You can bring a rough drawn layout or a floor plan of one or more houses that you like. Once the budget is in line with your home, then the plans can be completed accordingly.

Financing:

  • Finalizing Your Loan: After signing the contract, securing your loan and receiving the “No Start” letter from the bank is the first step. This letter confirms no construction has begun, allowing us to start work.

Site Preparation:

  • Building Pad & Driveway: Weather permitting, the dozer prepares the building pad and driveway. We’ll meet on-site beforehand to mark the approximate house corners. After construction, corners are precisely reset for the concrete work.

Slab Preparation:

  • Concrete forms are set and inspected.
  • Plumbers install rough-in water lines and drainpipes, which undergo code enforcement inspection before being covered.
  • Footings are dug, the slab is backfilled, and rebar is laid per the structural engineer’s specifications.
  • Termite protection and final touches prepare the slab for pouring.

Rough Construction: Framing & Roofing:

  • Lumber arrives shortly before framing begins, with most houses reaching roof completion within 2 weeks (except for peak seasons or extreme weather).
  • Exterior sheathing, roof decking, and cornice installation follow.
  • Weatherproofing underlayment allows interior work to commence.
  • Windows and doors are installed if delivered on time, followed by cornice priming and shingle installation.

Interior Systems:

  • HVAC, plumbing, and electrical rough-ins are completed in that order.
  • Inspection schedules vary by county (combined or individual for each trade).
  • After framing inspection, insulation installation takes approximately 1 week.

Interior Finishes:

Drywall & Painting:

  • Drywall hanging and finishing occur after the insulation dries.
  • Interior doors and the garage door (if not already ordered) are ordered at this time.
  • Trim carpentry follows drywall completion, requiring interior color selections for subsequent priming and painting.

Flooring & Showers:

  • Tile flooring can be laid once the painting is done.
  • Shower installation schedules depend on the material (tile or marble).

Final Touches:

  • Permanent power and AC pad preparation are necessary before AC unit installation.
  • AC installation precedes hardwood flooring and cabinet installation.
  • Light fixture hanging depends on island presence (with island, wait for cabinets for plugin access).

Inspections & Move-in:

Final Inspections:

  • Final inspections for HVAC, plumbing, electrical, and building occur (combined or individual by county).
  • Certificate of Occupancy allows move-in scheduling. Some jurisdictions may have additional final inspections.

Fireplaces, Appliances, and More:

  • Please inquire about timelines for specific elements like fireplaces, appliances, and countertops.
